In the heart of downtown Kirkland, this condominium project was surrounded by streets on three sides, where standard soil nailing could be used in the fairly competent glacially-lacustrine soils. However, with 4-ft of easement width along the east wall, and cuts up to 29-ft, cantilevered piles were the only permanent solution. Piles as large as W24x279 in 36-inch shafts placed 4-ft on center were utilized, along with a permanent top down shotcrete facing in lieu of timber lagging, with a final full-height bottom up carved shotcrete facing for the finishing touch. Movements were less than 1".
